Working in an existing home means living trades, daily access changes, weather sealing on open walls, and finish work that has to match the bits we didn't touch. Renovation work we do

Heritage-listed properties need a different approach — we let you know up-front if a job needs additional council consent.
Living in the house during the build
Most of our renovation clients live in the home while we work. We sequence trades so that the kitchen or bathroom you're using stays usable until the new one is fit for occupation, isolate work zones with dust walls, and clean up daily. Where that's not practical (e.g. whole-home interior strip-outs), we'll say so before the contract is signed.

- Yes, with the council heritage referral process built into the program. Local councils across the Northern Rivers handle heritage referrals differently and we factor approval time into the contract.
- How does pricing work on a renovation?
- Wherever the scope is well-defined, we work on a fixed-price contract with itemised costs. For unknowns inside walls (typically electrical, plumbing, structural surprises in older homes), we use a transparent provisional-sum approach so you see exactly what additional work would cost before we proceed.
